The Reimagine Southdale project is strategically situated on Southdale Road East, where aging 1960s suburban townhouses have reached the end of their lifespan. Bill Curran, founding principal of CGS Architects, recognized an opportunity here. By leveraging land already owned by the London Middlesex Community Housing (LMCH), the project circumvents the costs associated with new land purchases. This innovative approach allows for gentle intensification along a main artery, rich in services and amenities.

Curran draws inspiration from Toronto’s Regent Park Redevelopment, where low-density suburban townhouses were replaced with higher-density apartments accompanied by community services. "This is a visionary project," he stated, emphasizing its goal to revitalize the community while enhancing the supply of affordable housing.

Design Philosophy

One of the standout features of the Reimagine Southdale project is its commitment to thoughtful design. According to CGS’s website, the architectural forms reflect a careful mix of materials, such as buff and charcoal brick, designed to create visual interest and break down the scale of the building. The project boasts large windows and intricate architectural details that aim to elevate the standard of affordable housing beyond the ordinary.

"Our buildings transcend normal expectations for affordable housing," Curran explained. The project intentionally avoids high-cost trends like Passive House and modular construction. Instead, the focus remains on maximizing unit numbers while ensuring high quality and energy performance. The design aims to endow dignity and civic gravitas, making sure that future residents do not feel as though they are living in an institutional space.

Community Amenities

The first phase of the Reimagine Southdale project has introduced new site amenities tailored to foster community interaction. These include landscaped parkettes and a multi-use court for basketball, hockey, and pickleball, alongside interconnected pedestrian routes. These features create not just housing but a vibrant community atmosphere, enhancing the lifestyle of current and future residents.

Project Timeline and Challenges

The Reimagine Southdale project is a three-phase initiative funded by the City of London’s Affordable Housing Development Program and the Canada Housing and Mortgage Corporation. With design and city approvals initiated in 2021, the project construction began with Phase One in 2023, and is expected to continue through 2025.

Phase One, which includes six stories and 53 family-sized units, has been constructed at an investment of approximately $21.4 million—equating to $404,000 per unit or $299 per square foot. The contractor, Jackman Construction Ltd., has been praised for their role in this crucial project.

Phase Two is currently underway, also comprising 53 units in another six-storey building, while Phase Three, pending funding confirmation, aims to introduce 61 new units.

Collaborative Efforts for Community Impact

Norlon Builders has been selected for the construction of Phase Two, expressing excitement about their collaboration with LMCH. "Building not just structures, but stronger, more inclusive neighborhoods is at the heart of what we do," said Jeremy Valeriote, president of Norlon Builders. Such partnerships highlight the collective effort needed to address the challenges of affordable housing.

Future Prospects

CGS Architects are also involved in other initiatives, such as the City Housing Hamilton portion of the Jamesville project, which is currently on hold due to concerns over rail noise, safety, and odors. Curran indicated that this initiative aims for a Passive House certified design, which fits well into the broader vision of improving living standards in the community.
